How to tell if a roof is bad ?

If it has a rubber roof, that is normal. You can clean and apply a protectant to it.

The chalk is normal, apply a roof cleaner ($15) and then a sealer ($15).

I try to seal mine up twice a year with the rubber roof sealer ..:iagree:
